Homevale House achieved right to manage status in full on 1st March 2023.

We are a limited company that was formed by a majority of leaseholders, who went on to elect a board of directors. Arrow leasehold management were appointed to carry out services on behalf of the RTM company.

The principle of the right to manage status is to ensure that the philosophy of value for money for the leaseholders and tenants and is ensured by employing local trades with regards to the service charge expenditure.

Homevale House in Sandgate Kent offers seniors a secure and pleasant independent living community for their retirement.

This is the resident's lounge.

Various activities can be enjoyed including book club, coffee mornings, art club, film evenings, also darts and bingo plus there is an integral kitchen for events. The lounge enjoys an outside balcony with panoramic views over the English Channel. It can also be used for other functions like birthday parties and the ever popular Christmas party !

Our Services

We employ a dedicated Development House Manager Monday to Friday 9am to 2pm.

We have a very comfortable guest room available for visitors. It has a kitchen, en suite bathroom, TV, fresh towels, with tea and coffee provided. Please contact the Manager for daily rate and availability on 01303 258153.

Since the inception of the Right to Manage Homevale on the 1st of March 2023, the detail below lists upgrades and replacements on communal equipment and ancillaries here at Homevale house to date under RTM.

Leasehold Retirement Homevale House

Thank you for showing an interest in renting or purchasing a property at Homevale House. The scheme is for people over the age of 60 who are fully able to manage their own affairs and live independently. The scheme might be unsuitable for applicants who have conditions that are likely to affect their ability to live independently over time.Homevale House has a part time Develop Manager. The role of the Manager incorporates many tasks, primarily administrative duties, monitoring Health & Safety and compliance issues, balancing and reconciling accounts and expenditure. The Manager is not available outside working hours and is not employed as a care worker and will not be available to assist a resident who is unwell or requires emergency response outside working hours Homevale House has one lift to the upper floors of the building, but applicants should be aware that we cannot guarantee this will be operational 100% of the time. Prospective residents also need to consider whether they could evacuate the building independently in an emergency. We recommend that applicants with physical mobility consider a property on the ground floor if/when one becomes available. Parking. There are 10 spaces in the garage. These are allocated on a first come first served basis for a small fee, currently £50 per year. The waiting list is managed by the Development Manager.

Scheme Eligibility Criteria.

To be able to purchase (or rent)a property at Homevale House you must be:

Aged 60 years or over on the date of application (or expected date of Completion)

Able to manage your own affairs or have sufficient support in place to enable you to live independently.

Able to supply references.

Able to supply evidence of ability to afford the purchase/rent. Able to supply evidence of right to reside in the UK. Applying to live at Homevale House. On application, Homevale RTM will arrange an interview with you to discuss your suitability for the scheme, including your ability to live independently. With your consent, if necessary, we will ask for a medical report from your doctor in support of your application. If you would like to pursue your application with us, we will arrange an appointment to interview you within two weeks. Please bring the following original documents with you when you attend your interview: Photo ID (i.e. valid in date passport or driving licence) Two (2) forms of proof of address (i.e. bank statement, utility bill) Documents must be no more than 3 months old.
